Level 3,4 & 5 Energy Performance Certificates

If you are selling, renting or building commercial property, you need a Commercial EPC. An EPC should be provided to a prospective buyer or tenant at the earliest opportunity and no later than when a viewing is conducted or when written information is provided about the building. Even if no marketing takes place it must be provided before entering into a contract to sell or let. The EPC should be ordered prior to marketing and be obtained within 7 days of marketing.

LEVEL 3

Small buildings, with heating systems less than 100kW and cooling systems less than 12kW

LEVEL 4

Purpose built buildings, with heating systems greater than 100kW and cooling systems greater than 12kW

LEVEL 5

Larger buildings that are complex in shape or design eg buildings with atriums, automatic blind control, ventilation with enhanced thermal coupling to structure etc

All new build properties will be categorised Level 4 or above, dependent upon their complexity..

To comply with the regulations, an 'Accredited Energy Assessor’ will need to conduct and register your EPC.
